Tax-Exempt Bond & Capital Financing

Financing gets you to the table. We're still in your corner after closing.

Tax-exempt bond financing for CRE and multifamily sponsors — layered with CDFI capital and tax credits when the stack needs it — paired with the finance and accounting team to actually run the asset once the deal closes.

The Gap

Most financing partners disappear the day the deal closes.

Raising the debt is half the job

A closing binder doesn't run the asset. Once the wire clears, most brokers move on to the next deal.

Layered capital gets complicated fast

CDFIs, tax credits, and tax-exempt bonds each carry their own reporting and compliance load — one most sponsors weren't set up to absorb.

The scramble starts right after closing

Covenant tracking, investor reporting, and portfolio accounting suddenly fall on a team that was never built for it.

How It Works

Capital sourcing, structured by someone who's sat on the lender's side.

Before building this practice, I spent years at KeyBank, closing debt securities placements — including CMBS bonds — through KeyBanc, the firm's broker-dealer arm. That means these deals get structured by someone who's underwritten them from the lender's desk, not just brought a project to one.

Tax-exempt bond financing

Sourced and structured for eligible CRE and multifamily development projects — typically 100% financing, sometimes more, to help capitalize sponsor pursuit costs, with amortizations out to 40 years.

Layered capital where it's needed

When a project needs an equity piece or a B-piece, financing gets layered creatively using community development finance organizations (CDFIs) and applicable tax credits.

Advisory through closing

Structured as a consulting engagement to the sponsor — aligned with your pursuit from term sheet through close, paid on success.

Staying on after closing

Through Abaci F&A, the same team can step in as your finance and accounting back office — covenant tracking, lender and investor reporting, portfolio-level accounting.

"Financing, plus the team that's still there once the deal closes — that's the part most brokers never offer."

Is This You?

This fits a specific kind of sponsor.

You have a CRE or multifamily project that needs sizable, patient financing

Not a bridge loan — a structure built to hold for decades.

Your capital stack has a gap equity alone won't fill

You need someone who can layer CDFI and tax-credit capital creatively, not just quote a rate.

You want financing structured by someone who's underwritten these deals

Not just brokered them from the outside.

You'd rather not scramble to build a finance function the moment the deal closes

You want the same team in the room before and after the wire clears.

Our Story

Seen from the lender's side of the table.

I spent over 25 years in corporate finance, commercial real estate lending, and M&A — including placing debt securities, among them CMBS bonds, through KeyBanc, KeyBank's broker-dealer arm — before building this practice. That's the difference: I've underwritten these deals and sat on the lender's side of the table, not just brought projects to one.
